Revaluation appeal window opens Monday for Fairfield homeowners

Fairfield homeowners who believe their revaluation assessments are inaccurate will be able to file formal appeals beginning Monday, Feb. 2, 2026.

According to the town’s Tax Assessor, applications to the Board of Assessment Appeals will be accepted through Feb. 20, with hearings anticipated in March. Homeowners may use this process whether or not they participated in the earlier informal review period, which closed on Jan. 9.

Formal appeals are the mechanism used to review assessed values before taxes are calculated. Appeals are heard by the Board of Assessment Appeals, not the revaluation contractor, and require documentation supporting the claim that an assessment is incorrect.

Town guidance emphasizes that appeals must be based on the final assessed value, not preliminary notices. Applicants are expected to receive hearing information before March begins.

The appeal window opens as the town’s budget process accelerates. While assessments alone do not determine taxes, the mill rate adopted later in the spring will apply to the values that remain after appeals are resolved.

For homeowners considering an appeal, the calendar is now fixed. Missing the Feb. 20 deadline closes off the final local avenue for adjusting an assessment this year.
